When a presale completion notice arrives in BC, send the complete notice promptly to your mortgage broker and lawyer or notary. Ask them to confirm the contractual dates, outstanding financing conditions, signing arrangements and the amount and deadline for your closing funds. Keep a simple record of who has received each document and what remains unresolved.
This checklist answers the handoff question: who needs which information once the developer calls for completion? For the earlier financial review, use the separate presale mortgage qualification guide.
Which dates should you confirm first?
Keep the original notice and attachments, including when and how you received them. Ask your lawyer or notary to interpret the notice against the signed purchase contract and amendments. Do not assume a standard number of days applies to every presale.
Record the completion date, possession date, any adjustment date and the separate deadlines your professionals give you for signing, documents and funds. BCFSA explains that completion transfers legal ownership, while possession is when you can move in; these dates need not be the same.
An inspection appointment or proposed moving date should not replace the legal completion date in your mortgage file. If the documents disagree, flag the mismatch for legal review rather than choosing the date that seems most convenient.
What should go to the mortgage broker?
Provide the complete completion notice, any new contract amendments and the contact details of your lawyer or notary. Ask for an updated list of the specific conditions still outstanding on your application, the person handling each item and the required timing.
Useful questions include:
- Has the lender reviewed the current purchase price, incentives and intended occupancy?
- Is the appraisal complete, or is access to the unit still needed?
- Are any income, debt or down-payment records awaiting review?
- Do the mortgage commitment and rate-hold dates cover the scheduled completion?
- Have mortgage instructions reached the legal professional, and what remains before funding?
FCAC says preapproval does not guarantee a mortgage. It describes lender checks of income, assets, debts, down-payment and closing-cost evidence, and the property. A document marked sent on your own checklist is therefore not the same as a condition confirmed satisfied by the lender.
What should go to the lawyer or notary?
Confirm that the legal professional has the signed purchase contract, all amendments, the completion notice and deposit records. Identify any upgrade invoices, builder credits or parking and storage arrangements that change the figures or property details.
Ask when you will receive the Statement of Adjustments and the instructions for signing and delivering funds. BCFSA describes this statement as showing the money owed and the funds needed to complete. Your lawyer or notary also handles the legal transfer and mortgage registration work.
Use their transaction-specific instructions. An early mortgage worksheet or developer sales summary is not a substitute for the final legal closing calculation. Confirm any unexpected change to payment instructions directly with the legal office through contact details you already know.
How should GST and deposit questions be recorded?
Create a short reconciliation list rather than guessing a final total:
- Deposits paid, with dates, amounts and receipts.
- Remaining purchase amount and documented upgrades or credits.
- How GST appears in the purchase documents.
- Whether a rebate is actually credited in the closing figures or may be claimed later.
- The lawyer or notary's confirmed funds requirement and delivery deadline.
CRA says a builder can credit an eligible first-time home buyers' GST/HST rebate against the amount payable, while an eligible buyer may apply directly if the builder does not credit it. This does not establish your eligibility. Obtain the appropriate tax and legal confirmation for your transaction, and keep a possible later rebate separate from cash available now.

How do you know a handoff is finished?
For each outstanding item, record five details: document name, date or version, recipient, next action and status. Use clear statuses such as requested, sent, received, under review and confirmed complete. Ask the responsible professional to confirm completion rather than moving an item to complete just because it was emailed.
For example, a fictional buyer sends a revised purchase amendment to the lawyer but forgets the mortgage broker. The legal closing estimate now reflects the new figures, while the mortgage file still uses the earlier contract. The useful fix is to circulate the same amendment to both professionals and ask each to confirm what it changes. No new qualification formula is needed to recognize the missing handoff.
Keep sensitive records in the secure channels provided for the mortgage and legal files. The general website inquiry form is suitable for dates and questions, not identification, tax returns or bank statements.
What if a deadline or condition cannot be met?
Tell the mortgage broker and lawyer or notary immediately. Ask what is unresolved, who is acting on it and whether contractual advice or a request to the developer is needed. Do not assume that sending documents, requesting an extension or booking movers changes the contract.
BCFSA's presale guide explains that financing problems can leave a buyer unable to complete and puts emphasis on understanding the contract and obtaining independent professional advice. Any extension, assignment or other response requires transaction-specific review.
Final handoff check
- The broker and lawyer or notary have the same notice and amendments.
- Completion and possession dates are recorded separately.
- Each outstanding condition has a responsible person and next action.
- Deposit receipts and closing figures have been reconciled.
- GST credit or later-claim treatment has been clarified.
- Signing, insurance and delivery-of-funds instructions have been confirmed with the appropriate professionals.
- The latest status is confirmed, rather than inferred from an email being sent.
