Can investment income help you qualify for a mortgage in BC? It may be considered, but an investment account balance is not automatically qualifying income. The lender will decide which income sources are acceptable, how much history is needed, how the income is calculated and which documents verify it.
The most useful first step is to separate three ideas: the value of your investments, the recurring income they produce, and gains from selling an investment. They may appear together on a statement or tax return, but they answer different mortgage questions.
What is the difference between investment assets and investment income?
An investment asset is what you own, such as cash, securities or units in an investment account. The account may support a down payment, closing-cost plan or broader net-worth discussion, depending on the lender and transaction.
Investment income is money produced by an asset, such as reportable interest, dividends or certain distributions. CRA's Line 12100 guidance explains several types of interest and other investment income reported on a Canadian tax return.
A capital gain generally arises when a capital property is disposed of for more than its adjusted cost base and related expenses. CRA explains taxable capital gains separately on Line 12700. A gain from selling an investment is not automatically treated like stable recurring income for mortgage qualification.
Why does the lender look beyond one year's total?
For federally regulated lenders, OSFI's residential mortgage underwriting guideline expects rigorous income verification. It says the amount should be supported by an independent source and the assessment should reflect income stability, including possible variability.
That principle matters for investment income because one year's result may include an unusual distribution, a large sale or a temporary market event. Lenders can use different calculation methods and may request more history before deciding whether any amount is suitable for qualification.
FCAC's mortgage preapproval guidance also distinguishes assets, income and debt in a mortgage review. It notes that recent bank or investment statements may be requested and that preapproval does not guarantee final approval.
Which documents can help support investment income?
Start with a clean package that lets the reviewer trace the reported amount without guessing. Depending on the source and lender, useful records may include:
- Recent complete investment account statements.
- The relevant T3 or T5 slips, where applicable.
- Personal tax returns and notices of assessment for the requested period.
- A simple schedule identifying the account owner, income type, currency and payment frequency.
- Records explaining a material one-time distribution, transfer or sale.
- Corporate documents when the investment or income belongs to a corporation rather than the borrower personally.
Do not relabel a withdrawal or asset sale as recurring income. If a tax slip, return and account statement show different figures, flag the difference and ask which record the lender needs.
What if the investments are held inside a corporation?
Corporate investments and personal investments are not interchangeable. Ownership of a company does not mean every corporate asset is personally available, and corporate investment income is not automatically the borrower's personal income.
An incorporated business owner may need business financial statements, corporate tax information, ownership records and personal income documents so the lender can understand how funds move from the company to the borrower. Review the self-employed mortgage options and organize personal and corporate records in separate sections.
A fictional example
Consider a BC borrower with a salary, a non-registered portfolio and registered investments. Their recent tax return shows interest and dividends, plus a larger capital gain from selling one holding.
A clear mortgage package would not add the full portfolio balance, investment income and sale proceeds together as one income number. It would show:
- Salary as one income source.
- Interest and dividends as separate reported sources with supporting history.
- The capital gain as a distinct event with an explanation.
- The remaining investment balances as assets, with any amount intended for the down payment identified.
- All debts and ongoing property costs separately.
The lender can then assess the verified sources under its own policy. The example does not predict how much income will be accepted or whether the application will be approved.
Can investment income replace employment income?
There is no universal answer. Some mortgage programs may consider verified investment income or a broader asset position, but the approach varies by lender, borrower, property and transaction. A large portfolio does not remove the need to review debts, credit, the property, source of funds and the ability to service the mortgage.
If your plan depends on investments, avoid selling or transferring assets solely to simplify the application before confirming the documentation and tax implications with the appropriate professionals. This article does not provide investment or tax advice.
What should I prepare before a mortgage conversation?
- Separate asset values from income received.
- Identify interest, dividends, distributions and capital gains accurately.
- Gather the tax slips, returns and statements that support each source.
- Explain unusual deposits, sales or transfers.
- Keep personal, joint and corporate accounts clearly labelled.
- List all debts and property costs, even if investments could be used to pay them.
